Searching for a new home is reckoned by psychologists to be among the 3 or 4 most stressful things you’ll ever do. Toss into that equation a foreign country, a strange language and a legal/conveyancing system you’ve never encountered before, and you can probably double the stress level, particularly if you are still domiciled elsewhere.
 
Welcome to the South of Spain. It’s different; it’s like nowhere else in Europe – which is why so many people from Northern Europe come here to live isn’t it? The weather, the lifestyle, the friendly people, the cost of living and maybe even the price of property. But, it’s also some of those differences which can lead you into making rash decisions, taking poor advice and end up with risking not only your cash, but also the new life you had planned. The issue is, just how do you get from there to here, with the minimum of stress and risk?

Here’s how it works:
 
1. The first step is for you to meet one of our team of Property Experts, who will become your key contact and dedicated Representative. All of them have bought, developed and sold properties in (at least) both the UK & Spain. They’ve also spent 12 months researching our particular local market before setting up this new service, in order to ensure it is knowledge-based and completely in touch with the latest market trends, opportunities and potential pitfalls.
The purpose of this initial meeting is for you to learn more about us, and what we do; and for us to explore with you, among other things, your particular needs, likes, dislikes, attitude towards the Spanish property market, budget and timescale.  If you are not immediately available in the local area, we can arrange to conduct this first stage of proceedings via telephone, email, or a combination of both.
 
2. Assuming there is mutual agreement that we can help you, and that you give us a go-ahead, we will immediately commence working for you, based on the brief we have agreed. The promise we make is that we will deliver a minimum of 5 viewings of properties which meet your requirements. All of which we will have personally visited and inspected. Along the way, we will probably have given at least double that number a close inspection, and taken a good look at twice that number again. But we do promise you that we’ll come up with that minimum number of viewings for you to see, so you can maximize the time you spend with us.
 
3. Once you have decided you would like to make an offer to buy a property from our selection, we will take your instructions regarding price and terms and send in one of our experienced negotiators to initiate conversations with the vendor – be it a private individual or an Agent. Because we are unique, in working just for you, our interests are your interests. We will negotiate hard and long to get you the best possible price and conditions for any property you choose through us. And this is where we are really different.
 
What does it cost?
 
Here’s what we don’t do.
 
We don’t ever, ever even attempt to arrange a split of selling commissions with Estate Agents. Most other so-called “Search Services” do just that. If we were to do so, where would be our incentive to get you the best price possible? Besides, if you hire us to work with you, it is quite likely that some Agents would refuse any such deal – which means an important source of potential properties is cut off to you. So your search is immediately limited. Anybody who relies on such a structure cannot possibly claim to be working in only your interests.
 
Here’s what we do, and what we’ll charge you.
 
Once you give us a go-ahead to conduct a serious search on your behalf, we ask for a fee of €1.000. This hires us to deliver on our promise to deliver 5 approved (by you) viewings, and constitutes a contract between us.
 
The term? 6 months. If we fail to deliver the minimum of 5 agreed viewings within that time, we’ll happily give your money back. Certain conditions apply.
 
Is that all?
 
 Well, no. Because we work only for you, we will then charge you a percentage, 15% of the amount of money we save you on the final purchase of the property you buy. As measured by the difference between the original asking price when we first show you a property and the price you end up actually paying. So our income depends almost totally upon our knowledge of the local market and our negotiating skills. Payable only upon signing of a contract of sale, this demonstrates several things:
 
• It depends entirely upon our being successful in meeting your requirements, and being able to negotiate the best possible price for you.
 
• It is unique among local “Search Services”; we will not take commissions from anybody else in the selling chain, unlike those who, for example, claim to charge you nothing, but then split selling Agent commissions. Where is their incentive to work hard for you? Are they working for the Agent, or for you?
 
• It’s a total commitment to work just for you. We have no other incentive than to find you the property which is right for you, and to obtain it for you at the right price.
